Welcome to the DNB Homes Elite Sourcing Circle (“the Service”). By subscribing, you agree to these Terms and Conditions. This document sets forth the guidelines for your participation, obligations, and benefits associated with the Service.

• Monthly Subscription: Membership is provided at £150 per calendar month (pcm).
• Contract Term: This subscription operates on a rolling 90-day contract. By continuing with the Service, you consent to renew your subscription every month unless you provide notice as specified in Section 5.

As a member of the DNB Homes Elite Sourcing Circle, you will receive the following exclusive benefits:

• Ability to sell your property leads and deals via us
• Receive daily property leads within a target area to analyse.
• Gain heavily discounted access to Property Engine, Property Filter and HMO Checker - all valuable supplementary analysis tools.
• Be provided with bespoke investor criteria as additional sourcing opportunities
• DNB Homes will verify the deal numbers to ensure the deal stacks
• DNB Homes will package up all deals 
• DNB Homes will sell to their large and growing investor network, splitting the sourcing fees 50/50 with you on any deal that sells.
• DNB Homes will manage the end-to-end conveyancing process and case progression of any deals sold.
• Access to our network of builders, conveyancers, SA Management Companies to assist with deal closures.
• Opportunities to sell DNB Homes deals to your own investor network where permitted

As a member of the Elite Investor Circle, you agree to the following rules and responsibilities:

• Compliance: Deal sourcers must hold full compliance in order to apply and throughout their membership (Registered Company with Companies House, Membership with a Property Redress Scheme, TPO or PRS, Anti-Money Laundering Supervision (AML Compliance), Data Protection Registration with the ICO, Professional Indemnity Insurance, Public Liability Insurance and a Fit and Proper Test in place.
• Competency: Members must already be competent with understanding of the Deal Sourcing process, strategies and understanding how to evaluate the numbers.
• Non-Disclosure of Deals: You agree not to share deal information outside of the Elite Sourcing Circle, unless permission granted prior. Violation of this rule may lead to immediate termination of your membership without refund.
• Confidentiality: All communications, investment deals, and materials shared within the Service are confidential and proprietary to DNB Homes.

• Cancellation Policy: Members may cancel their subscription with a minimum of 30 days’ notice. This cancellation will take effect at the end of the current 90-day contract period.
• Termination by DNB Homes: DNB Homes reserves the right to terminate any membership immediately and without notice if a member is found to be in violation of these Terms and Conditions.

• Payments are automatically debited monthly, via the payment method provided at signup.
• Non-payment may result in suspension or cancellation of membership benefits until payment is received.

DNB Homes is not liable for any losses incurred as a result of investment decisions made through the Elite Investor Circle. Members are encouraged to conduct their own due diligence on all deals and consult with financial advisors where necessary.

DNB Homes reserves the right to amend these Terms and Conditions at any time. Members will be notified of any changes in advance.
