Welcome to the DNB Homes Elite Investor Circle (“the Service”). By subscribing, you agree to these Terms and Conditions. This document sets forth the guidelines for your participation, obligations, and benefits associated with the Service.

• Monthly Subscription: Membership is provided at £45 per calendar month (pcm), payable on the first day of each month.
• Contract Term: This subscription operates on a rolling 90-day contract. By continuing with the Service, you consent to renew your subscription every month unless you provide notice as specified in Section 5.

As a member of the DNB Homes Elite Investor Circle, you will receive the following exclusive benefits:

• Real-Time Notifications: Instant alerts when new property deals become available.
• Early Access to Deal Packs: Access to comprehensive deal breakdowns, allowing informed decision-making before deals reach the broader market.
• Exclusively Vetted Deals: Investment opportunities sourced or vetted by DNB Homes, ensuring high-quality standards.
• Reduced Sourcing Fees: A £500 discount on standard sourcing fees when you invest through the Service.
• Personalized Onboarding: A one-on-one introductory call to discuss your investment objectives, budget, and strategy.
• Partnership Opportunities: Networking opportunities with like-minded investors and the possibility of exploring joint ventures.
• Lifetime Access for Existing Clients: Bespoke Sourcing clients will receive free lifetime access to the Service at no additional cost.

As a member of the Elite Investor Circle, you agree to the following rules and responsibilities:

• Non-Disclosure of Deals: You agree not to share deal information outside of the Elite Investor Circle. Violation of this rule may lead to immediate termination of your membership without refund.
• Confidentiality: All communications, investment deals, and materials shared within the Service are confidential and proprietary to DNB Homes.

• Cancellation Policy: Members may cancel their subscription with a minimum of 30 days’ notice. This cancellation will take effect at the end of the current 90-day contract period.
• Termination by DNB Homes: DNB Homes reserves the right to terminate any membership immediately and without notice if a member is found to be in violation of these Terms and Conditions.

• Payments are automatically debited on the first day of each month via the payment method provided at signup.
• Non-payment may result in suspension or cancellation of membership benefits until payment is received.

DNB Homes is not liable for any losses incurred as a result of investment decisions made through the Elite Investor Circle. Members are encouraged to conduct their own due diligence on all deals and consult with financial advisors where necessary.

DNB Homes reserves the right to amend these Terms and Conditions at any time. Members will be notified of any changes in advance.
